After all, even the most<em>\u00a0\u201caffordable\u201d<\/em>\u00a0low-cost housing can\u00a0<strong>cost upwards of RM 400,000<\/strong>\u00a0in Malaysia. However, managing, or partly managing property doesn\u2019t have to be just a dream,\u00a0<strong>this is when REITs in the Malaysian market come in.<\/strong><\/p><p>\u00a0<\/p><h2><b>What is REIT?<\/b><\/h2><p>REIT stands for\u00a0<em>Real Estate Investment Fund<\/em>. In short, REITs are\u00a0<strong>shares of commercial properties<\/strong>\u00a0listed on\u00a0<em>Bursa Malaysia<\/em>\u00a0owned by property developers.<\/p><p>A REIT pools investment from multiple parties for the development or management of real estate. This is where you, the investor, enjoy the fruits of your investment, getting anywhere between 5% to 7% as your returns.<\/p><p>\u00a0<\/p><h3><strong>Tax Advantage<\/strong><\/h3><p>Besides that, Malaysian REITs are also\u00a0<strong>excluded from paying tax on the purchase or moving of properties<\/strong>, as well as stamp duties when they acquire new properties or and get rid of old ones.<\/p><p>\u00a0<\/p><h3><strong>Lower Volatility<\/strong><\/h3><p>As stated before, the main dividend comes from property rentals, which is\u00a0<strong>less volatile compared to other market types<\/strong>. You would need to involve lawyers, real estate agents, and of course potential buyers. With REITs, you can<strong>\u00a0just sell them as you would with any other shares<\/strong>\u00a0and you get almost instant cash.<\/p><p>\u00a0<\/p><h2><b>How to Invest in Malaysian REITs<\/b><\/h2><p>REITs are listed in Bursa Malaysia, so the procedure is the same as investing in any shares. A great example would be the performances of shopping malls during the 2020 pandemic. A decrease in shopper traffic would probably lead to lower tenancy.
